If you make your projections and judge the overall investment to be sensible, you&#8217;ll be able to anticipate the negative cash flow and take it within your pace. <p>Pencil and Food Coloring</p>
<p>Step 1-Unaligned Flush Valve</p>
<p>Open the toilet tank&#8217;s cover. Draw a line at the inner side of the toilet&#8217;s tank to indicate the water level. Locate the water supply valve at the bottom of the toilet tank and twist it close. Allow 20 to 30 minutes to pass by without using the toilet or flushing it. Check the water level. If it has fallen below the pencil mark, the Flush Valve is not seated well. Proceed to Step 4 or continue testing the other parts.</p>
<p>Step 2-Test that Refill Valve</p>
<p>Turn back the tank&#8217;s water supply on. Then, squeeze a few drops of food coloring or any suitable dye inside the tank. Again, leave the toilet unused for at least 30 minutes to 1 hour. If the food coloring has seeped into the water in the bowl and tinted it, you have a problem. Go to Step 5 or continue with step 3 on testing the Refill Tube.</p>

<p>As a short sale investor, you will often deal with landlords who may be facing foreclosure on rental properties. These short sale deals can be very attractive to traditional short sale negotiators who may have been &#8220;locked out&#8221; of many deals because of homeowner participation - voluntary and mandatory - in federal short sale programs. However, there are some complications that can occur with rental properties that may not be an issue with first or even second homes that are owned and inhabited by the property owner.</p>
<p>One of the largest setbacks for landlord-sellers negotiating short sales is that even in states that do not assess an income tax on conventional short sales in which a homeowner transacts a short sale on the home that he or she lives in, the short sale of a rental property often will result in the issuance of a 10-99 that will be viewed by the state as income. There are ways to deal with this and to appeal it, but when dealing with landlords you must remember that these individuals are subject to a different set of tax laws if they are short selling rental properties. </p>
<p>Also, landlords may find themselves in a distressed situation thanks to insurance issues. Particularly if they have made a claim recently, the insurance company may have hiked their rates or even canceled their policies. Due to plummeting equity in many properties and a number of natural disasters in recent months, finding new insurance for rental properties has been for the most part difficult.</p>
<p>While this may not effect your end buyer, it can impact you or another investor who is purchasing the property to hold or season. Make sure that the property is insured and insurable by you even if you do not plan to hold onto it. </p>
<p>As the rules and regulations on short sales change nearly day-to-day, investors much keep abreast of the changes. Only in this manner can you truly help distressed property owners who need a short sale in order to salvage their savings and exit a property.</p>

This means you are taking the risk of buying something that is not even worth what you paid. <p>You can do some research and find comparable house in the area. Research as much as you can to keep the surprises to a minimum after the sale. Of course there are some things you will not be able to find out but what little you can could make the difference on your decision to buy through the auction process.</p>
<p>Seeing a picture of the property on the auction listing is not going to give you the whole picture. For one thing you have no idea when that picture was taken. The house may have been trashed since the previous occupants were forced to evacuate. They probably wanted to leave the house in the worst shape they could just to spite the lender. When they were having financial hardships they could not get help from their lender causing the foreclosure, I would be pretty upset and would want revenge.</p>
<p>They could have dumped things down the toilet to clog the pipes or possibly damage them. They probably left trash everywhere hoping no one could come in to clean it so insects and rodents could make it their new home until it sold. They may have sabotaged the electrical wiring or sprinkler system. Not knowing anything about what could have happened to this house makes it all the more dangerous to try to purchase it with no recourse.</p>
<p>Often the homes have been vacant for awhile so the utilities have been turned off. If you win the bid you will have to have those turned back on in order to have an inspection done on the house before you can move in. The previous owners may not have paid their last utility bills and the utility company can make you pay outstanding balances before they resume those services.</p>
<p>Homes for sale at auctions are cash transactions. A deposit of $1000 is required just to bid. If you are the winner of the bid you will have until 5 pm the following day to come up with the balance of the winning bid. And if you can&#8217;t meet that deadline you will lose your deposit and the house goes back on auction.</p>
<p>If you don&#8217;t have the cash and are considering paying with a pre-approved loan the bank is probably not going to want to deal with you. They are looking to turn the house over fast. In this economy they are dealing with hundreds of foreclosed properties and they want nothing more than a quick sale. The banks are not going to be accommodating to anyone unless they have cash in their hands.</p>
<p>There is generally a 25% discount on foreclosed homes. Some people think that is a real bargain but think about all the other things you may be responsible for when purchasing an Arizona foreclosure property. Unless you have a lot of money going into this venture don&#8217;t think it&#8217;s going to an easy task obtaining the home of your dreams.</p>

The white sands and blue waters also complement the nice scenery of the beach, which is expansive and quite popular. Best yet, you won&#8217;t have to shell out money for a parking spot to gain entry into the beach- parking is free!</p>
<p>Romantic beaches do exist. To be a romantic beach, it must have a limited crowd population and have a great view of the sunset. The Blind Pass Beach in Sanibel fits the description, but it isn&#8217;t quite perfect. You might have problems finding parking since spaces are limited. <p>Get away from the hustle and bustle of your average beach by taking a trip to Naples. Near Naples is a location named Marco Island, where you will be able to enjoy peace as you can swim and sun bathe on a beach where power boats are not allowed. You may still use kayaks, paddle boats, and anything without a motor. You may also enjoy a family friendly atmosphere that also doubles over as a romantic beach.</p>
